How long does it take to get plans approved and a permit issued?

In Nevada County, most residential projects are reviewed in about 2–4 weeks once a complete plan set is submitted; smaller projects can be closer to 10 business days, while larger or more complex builds may take longer if other departments (Planning, Environmental Health, Fire) need to sign off first.

How do you estimate project cost, do you provide a fixed bid or time‑and‑materials?

We do both, depending on the project. For most remodels and additions we provide a detailed fixed‑price proposal based on a clear scope of work; for more open‑ended or evolving projects (repairs, exploratory work, or hourly consulting), we’ll use a time‑and‑materials structure with transparent rates and line‑item tracking.

Can you help with design, or do I need to hire an architect separately?

Yes. For many projects we can handle space planning and construction‑ready drawings in‑house, and when a full architectural or engineered set is required, we coordinate directly with a local architect or designer so you don’t have to manage multiple vendors yourself.

Can you build to specific energy, wildfire, or green‑building standards (Title 24, defensible space, WUI requirements)?

Yes. We regularly build to California Title 24 energy standards, wildfire/WUI requirements, and green‑building specs, and can coordinate with Nevada County to make sure your project meets current code for energy efficiency, defensible space, and fire‑hardening.

 

Can you advise on setbacks, zoning, and whether my property can support an ADU or addition?

Yes. We can review your parcel’s zoning, setbacks, and site constraints and give you a clear answer on whether an ADU or addition is feasible, then coordinate with the County/City to confirm details before you invest in plans.
